Frequently Asked Questions
How much does a commercial property inspection cost?
The toughest response: it depends. Costs are calculated by square footage, unique major systems considerations, how many inspectors will be needed forthe job, how many hours or days the inspection will last, and what speciality testing/equipment will be used during the inspection. Until we have a discussion and a fully filled out proposal form, we just can't say. A full commercial inspection provides an in-depth analysis of all major systems and components, while a limited or walkthrough inspection offers a high-level overview of key systems without detailed reporting on every component. We offer flexible options including full inspection packages and à la carte services. This allows clients to tailor the inspection to the specific property, budget, and level of due diligence required.
How do I schedule a commercial property inspection?
By filling out our "Request a Proposal" form on the next page!
What is inspected during the on-site visit?
It depends on the scope of work agreed to prior to the inspection. It may be as simple as an ADA parking lot evaluation only all the way to a full systems inspection with multiple ancillary service add ons. Establishing the scope of work is an important part of our proposal process and will ensure everyone is on the same page with services and expectations from the report.
What do we look for as a commercial property inspection?
A commercial property inspection—often referred to as a Property Condition Assessment (PCA)—is a detailed evaluation of a building’s major systems and overall condition. It is typically performed during a real estate transaction to help buyers, investors, and stakeholders understand potential risks, repair needs, and future expenses. A commercial inspection can include evaluation of: roofing systems, structure and foundation, HVAC systems, electrical systems, plumbing systems, exterior and site conditions, life safety components. The scope can be customized depending on the property and client needs.
How long does an inspection take?
Another tough response: it depends! For larger projects with multiple major systems, the inspection can take multiple hours or even days. During the proposal period, we will discuss likely timeframes once we get an idea of the scope of work needed.
Can I accompany the inspector during the inspection?
Absolutely! We recommend holding questions until the end of the inspection so the inspector can stay focus on the process, however you're welcome to discuss and go over any defect concerns in person during the review period.
When will I receive the inspection report?
In most cases, within 24 hours of the completion of the inspection.
How will the report be delivered?
Electronically. This can be downloaded, saved, and shared as a PDF with all accompanying photos/videos included as links.
